Traditional cement and acrylic renders are rigid. Buildings move — through thermal expansion, settlement, wind loading and seasonal moisture cycles — and rigid render cannot flex with that movement. The result is cracking.
Once cracked, the render lets water in. In winter, freeze-thaw widens the cracks. Patching with more rigid material often leads to re-cracking in the same place, because the underlying movement hasn't been addressed.
Full re-rendering is the conventional answer — strip everything off and start again. It's expensive, disruptive, and the new rigid render can crack in exactly the same way.
